To sell or not to sell? Can you afford it? What are homes selling for in your area? How long will it take to sell your home? Where do you find a good agent? What about buying a home while your home is for sale? There are a lot of questions to ask and have answered if you’re thinking of selling your home in the Cleveland, Ohio area. There are many factors to consider and having an experienced real estate agent is very important. Right now in Northeast, Ohio it’s a buyer’s market which I’m sure you’re aware of. You’ll meet some that are just out to get your listing and will tell you how your home is just glowing rainbows and your situation includes dancing unicorns. They paint the perfect picture and you’re signing in no time. Then your house sits on the market for six months and you barely hear from him/her.

Then there’s the agent that is not very experienced, but they come recommended to you by a friend or family member. Perhaps they’re even your friend or family member. Sometimes when it comes to business, there’s an awkward reality between two people that aren’t otherwise quite that personal. Make sure you have a very open and free relationship with this person and you’re not afraid to tell them how you really feel and they’re not afraid to tell you. Also, check their credentials and real estate activity as you would any other professional Realtor that you may not know.

You may even bump into the shy agent type that basically agrees with everything you say and is a bit afraid to tell you the truth. Perhaps they don’t sell full-time or are new to the business. You’ll want to dig a little to make sure they’re qualified and can handle one of the largest transactions of your life.

Then there’s the overly aggressive real estate agent that you don’t like and can almost bet no one else does either. Remember, these agents have to go to bat with you behind the scenes and communicate with other agents, potential buyers, banks, title companies, etc. If they’re a bit difficult to deal with or rude, there’s a possibility they may not end up successfully representing your sale if they don’t play nice with others when they should. There’s a time for shy and a time for aggression. Have a conversation with your agent and ask direct questions to test their personality and ability to handle conflict.

Then of course, there’s the perfect agent. The dream Realtor that isn’t working with one hundred buyers and sellers a week. The agent that isn’t too busy to be there for you and your home. The one that always answers their phone, emails or texts quickly. The agent that bluntly helps you and gives you their opinion which is typically spot on advice. That agent that you just think is a nice person and a pleasure to be around. You know, that Realtor that doesn’t fill you with fluff and is actually experienced and extremely knowledgeable about all aspects of real estate and your market area. The one that actually markets your home and knows how to do it in today’s tech world and not yesterday’s. The one that works with the best real estate company in the world with massive amounts of  backing online and globally. That’s the agent you want on your side. The eat, live, sleep real estate type of agent that does this full-time and loves it.

So while price, location, condition and marketing are necessary, having the right agent put it all together, is even more important. Selling your home right now in Northeast, Ohio can be a challenge but finding the right agent shouldn’t be.
